Resident or any persons permitted to live in the
2. No one is allowed on the roof of the building. 3. Resident must give to Oakmonte keys to all locks. Locks may not be changed or additional locks installed without Oakmonte's consent, said consent may be withheld by Oakmonte in its sole discretion. Doors should be locked at all times. Windows must be locked when Resident is out. All keys must be returned to Oakmonte at end of term. 4. Waterbeds or furniture containing liquids are not allowed in Apartment. 5. Except as provided for in section 35 of the Lease, no non-service animal(s) or pet(s) of any kind are allowed in the Apartment or building at any time. Feeding of wild birds or wild animals from the Apartment patios, balconies or public areas is not permitted. 6. Vents and plumbing fixtures must be used for their intended purposes. The cost to repair any damages resulting from misuse will be paid by Resident. 7. Laundry machines and appliances are used at Resident's risk. Instructions must be followed. 8. Moving furniture must be scheduled with Oakmonte. Residents may only move-in or move-out between the hours of 9:00 a.m. to 7:00 p.m. Monday through Friday, 10:00 a.m. to 5:00 p.m. on Saturdays and Sundays. Resident must not send Oakmonte's employees on personal errands. 9. Improperly parked or unlicensed cars may be removed without notice to Resident and at expense of car owner. Resident's family and guests will obey the parking regulations posted on private streets, roads, drives, and parking areas. 10. One motor vehicle per occupant; maximum two motor vehicles per Apartment. 11. No motorcycles will be allowed. 12. No recreational vehicles, boats, buses, campers, motor homes, multi-axeled trucks or vehicles with company lettering will be allowed to be parked on the premises. 13. Resident must not allow the cleaning of the windows or any part of the Apartment or building from the outside. 14. Entrances and stairways may only be used for ingress or egress from the Apartment. 15. Flammable or dangerous items may not be kept or used in the Apartment or on the premises of the Community. 16. Auctions, tag sales, moving sales, or the like are not permitted in the Apartment or anywhere in the Community. 17. Bicycles, scooters, skateboards, skates, carriages, or sleds may not be kept or used on the patios or balconies. No garbage cans, ice, milk bottles, mats, or other articles may be placed on patios or balconies. Nothing shall be hung from any windows, doors, balconies, patios, or terraces without Oakmonte's prior written approval. 18. Resident shall not allow anything to fall from the windows of the Apartment nor sweep or throw any dirt or other substance from the Apartment into any corridor, hall, or elsewhere in the building. 19. No screen doors or enclosures of any kind may be installed or attached to the Apartment building by the Resident. Resident may not make alterations, additions, or improvements (including painting) to the Apartment or to any balconies or patios without Oakmonte's prior written approval. 20. No sign, advertisement, notice, or other lettering shall be placed on any part of the outside or the inside of the Apartment or the building without prior written consent of Oakmonte. 21. No awnings or other projections shall be placed on or attached to the outside walls of the building or to any hallway, balcony, patio, fire escape or public area. No blinds or shades shall be attached or used in connection with any window or door of the premises without written consent of Oakmonte, said consent may be withheld by Oakmonte. All window coverings shall have a white lining so as to provide a uniform appearance from the exterior of the Apartment. 22. No loitering in any public areas, including but not limited to the Clubhouse or any of the exterior landscaped areas is allowed, except in areas designated by Oakmonte as outdoor recreation areas. 23. Supplies, goods, and packages shall be delivered only at the entrance of the Apartment in such a manner as Oakmonte may provide. Oakmonte will not be responsible for the loss or damage of any such property. 24. No radio or television aerial or aerial of any type or satellite dish installation shall be made or attached to the roof, balcony, patio or the exterior of any Apartment building or placed upon any common or public area within the Community. Any installation as described in this section may be removed by Oakmonte without notice to the Resident at the Resident's sole cost and expense. 25. Resident shall not wash cars or any other motor vehicles except as allowed in the area designated by Oakmonte as the car wash area. 26. No motor vehicle repairs are allowed on premises. 27. Refuse removal rules are as follows: a) Refuse must be put in plastic bags and placed in the refuse toters provided by Oakmonte; b) The refuse must not be left in any areas except as designated by Oakmonte; c) The refuse shall be placed outside the garage door by Residents who have garages and placed at the curbside by Residents who do not have garages, on the day of refuse pick-up as directed by Oakmonte. 28. Resident will comply with all governmental trash disposal and recycling laws. 29. Resident will not use the utility/furnace closet for storage purposes. 30. No storage of furniture, fixtures or equipment is allowed on the patios or balcony areas. 31. No outdoor hanging of laundry or other articles is permitted on the premises. 32. The garage areas, if provided by Oakmonte, are intended for the storage of a vehicle and may not be used as living space or enclosed in any way. 33. Garage doors shall be kept closed at all times. 34. No grilling or cooking is permitted on the patio or balcony areas. 35. Oakmonte Apartment Homes, LLC is an equal housing opportunity. Any harassment, intimidation or other similar behavior of our Residents will be considered a violation of the lease, and is grounds for action by Oakmonte, up to and including lease termination.
