If prior to moving out of the Apartment the Resident does not clean the items listed below and leave them in satisfactory working order, the following charges will be assessed to the Resident deducted first from the refundable portion Resident's damage/rent deposit and second if the refundable deposit is insufficient to cover the charges, a claim will be made upon the Resident's damage/rent bond. The Resident will be charged the listed amount for each instance in which a listed item must be cleaned, repaired or replaced. The prices shown for the items listed below are estimated costs only. If Oakmonte Apartment Homes, LLC incurs a higher cost for cleaning, repairing or replacement of an item, the Resident will be responsible for paying the actual cost.

Replacement Charges
If any items are missing or damaged to the point that they must be replaced when the Resident moves out, the Resident will be charged for the current cost of the item, plus labor and a twenty five percent (25%) service charge.
