Some Frequently Asked Questions

Question:
What exactly is an apartment home?

Answer:
An apartment home incorporates all of the conveniences of apartment living, and adds many "extras" such as attached garages, separate entrances, deluxe appliance packages, fireplaces, and superior amenities.  Oakmonte Apartment Homes have design elements which are unparalleled in the Rochester apartment market.  Our residents will enjoy landscaped grounds and privacy which has previously been reserved only for the single-family home dweller.


Question:
What is included in the rent?

Answer:
Your monthly rental includes interior and exterior maintenance, basic and standard cable television, lush landscaping, snow removal and the recreation facilities.


Question:
How much does it cost for utilities each month?

Answer:
Your gas & electric bill, as well as your water bill, will vary each month according to your individual usage, the time of year and size of the apartment. The valet refuse removal service provided to each apartment home is a modest $12.00 per month. Basic and standard cable television service is included in the base rent of each apartment home.


Question:
Who supplies the washer and dryer?

Answer:
We do.  The deluxe, large-capacity, heavy-duty, Whirlpool® washer and dryer are included in the appliance package at no additional cost to you.


Question:
Do you offer fireplaces in each apartment?

Answer:
Many of our apartment homes do have Heatalator® gas log fireplaces.


Question:
How long is the lease term?

Answer:
Our typical lease term is for one year. However, flexible short term leases may be available depending on the time of year and availability.


Question:
Who supplies the window treatments?

Answer:
We do.  All apartment homes have custom tailored mini-blinds deep-seated in the window casing.  You may use the blinds alone or add the personal touch of your own draperies over the blinds.


Question:
Are pets allowed?

Answer:
Yes, we are a cat-friendly community with a maximum of two cats per apartment. An additional non-refundable feline deposit of $250.00 is required as well as an additioanl $15.00 per month rental charge. Unfortunately, no other non-service animals are allowed.


Question:
What about parking?  I've heard you have garages.

Answer:
Single car garages are available with most of our apartment homes.  All garages are attached and include a garage door opener.  In addition, one car per apartment home is permitted in the general outside parking area.


Question:
Do some apartments have a better view than others?  And is there any additional charge for a particular view?

Answer:
Landscaping has been carefully designed to maximize the appearance and feel of individual home living in each apartment.  The landscaping and vast green and wooded areas are design elements which all of our apartment homes enjoy.  Your beautiful view is at no extra charge.


Question:
What are the color schemes in the apartments?

Answer:
To best respect individuality of our residents, the entire décor is consistent with a neutral theme.  Residents may choose their home decorating colors with confidence that their color theme will conform.


Questions:
Is there any amount due at the time of my application?  And how much is the damage/rent deposit?  When is the first month's rent due?

Answers:
A $35.00  non-refundable deposit is required when submitting the rental application. In addition to any additional and applicable cat or credit deposits required, Resident shall pay to Oakmonte at the time of execution of the Lease, a refundable amount equal to Five Hundred Dollars ($500.00), as a damage/rent deposit.  In addition to the refundable damage/rent deposit, Oakmonte will agree to accept a non-refundable refurbishment fee equal to Two Hundred Dollars ($200.00). All of which are required at the time you sign your lease.  The first month's rent is due at the time of your occupancy.


Question:
Does it cost more to live downstairs or upstairs?

Answer:
No, Although all upper level apartment homes have vaulted ceilings in the living room, dining room and kitchen area, there is no additional cost to live upstairs.

Question:
I'm handicapped - are any apartments designed to accommodate people with disabilities?

Answer:
Absolutely.  All ground floor apartments are 100% barrier-free.  Each ground floor apartment unit and all public areas, such as the clubhouse, will meet or exceed the Federal Fair Housing Act new construction design criteria and the more stringent American National Standards Institute (ANSI - 117) new construction design criteria.


Question:
What is a gated community?

Answer:
The entrance to our community is accessed through a gate by which residents use an individual passcode to gain entrance.  Visitors can only achieve admittance during the hours of 6:00 P.M. and 10:00 A.M. with a residents authorization.


Question:
Are the apartments suitable for Home Offices?

Answer:
Absolutely.  Our apartment homes have been designed to meet the rising demands of technology required for today's home offices.  Each unit includes high speed Internet access and multi-line/multi-phone jacks.


Question:
What is the Clubhouse?  And who is allowed to use the facilities?

Answer:
Our Clubhouse is a grand 4,386 sq. ft., state-of-the-art, facility with lavatories, showers and locker facilities, a fully-equipped exercise room, a great room with a floor to ceiling fireplace, kitchen/café area, a conference room, a formal dining room, outdoor inground heated swimming pool, lighted tennis court and a car-wash area.  All residents and their accompanied guests are invited to use the facilities subject to availabliity.
